GCRE Facilitated Three Lease Deals and a Sale in Denver in the First Quarter.

Tolin Mechanical signed a lease for 18,605 square feet at 4105 Holly St. The tenant was represented by Jim Ranson of Integrated CRE Ltd. Sunbelt Rentals signed a lease for 10,000 sf at 4010 Holly St. JLL’s James McGill and Chris Schultz represented the tenant.

Brooks Equipment signed a renewal and expansion for 27,000 sf at 4010 Holly St. The tenant was represented by Sam Dragan of CBRE.

Gruber’s Steve Fletcher represented the landlord, RBF Family LP, in all three lease transactions. Buyer 4333 Enterprises LLC acquired the 19,400-sf site at 4315-4317 Cherokee St. from Edward and Joseph Pasionek for $800,000. The buyer owns the warehouse next door and will use the site in conjunction with its existing facility. Gruber’s Russell Gruber represented the buyer, while Drew MacDonald of Impax Real Estate represented the seller.

CENTENNIAL
An intelligent-traffic technology company signed a lease for industrial space in the Chaparral Business Park.

AM Signal LLC leased 14,199 sf at 7257 S. Revere Parkway, Suite 400. Alex Clark of Lee & Associates represented the tenant. Cody Sheesley of Colliers represented the landlord. Arapahoe County public records list the property owners as JBR Alondra LLC and Centerville Place 1023 Main LLC.

The transaction highlighted the continued demand for well-located industrial space in the southeast Denver submarket, a statement from Lee & Associates said.

About 30% of the leased space is built out as office space, and additional features include two dock-high doors, one drive-in door and 14-foot clear height, offering functionality for a wide range of industrial users. Chaparral Business Park provides a business-friendly environment, flexible space configurations, and strong local ownership and management, a statement from Lee & Associates said. Positioned in the desirable Centennial Airport submarket, the single-story office/warehouse facility offers access to Interstate 25 via Arapahoe Road.

FRONT RANGE
John V. Propp of John Propp Commercial Group facilitated multiple industrial lease deals along the Front Range, representing the landlords in each transaction.

In Castle Rock, home staging business Highpoint Three Investments LLC signed a new lease for 8,700 sf at 1733 S. Perry St., Suite 100, for five years.

In Golden, welding and fabrication business and longterm tenant A&E Technologies LLC renewed its lease for 11,246 sf at 14252 W. 44th Ave. for one year.

In Parker, automotive parts provider Factory Motor Parts renewed its lease for 7,062 sf at 10140 Parkglenn Way, Units A, B, C and D, for five years. Pawsh LLC renewed its lease for 5,020 sf at 6020 Progress Lane for five years; the business offers dog grooming, boarding, day care, training, and pet food and supplies. Cabinetry company Cabinetry by Cales renewed its lease for 3,736 sf at 10136 Parkglenn Way, Unit A, for five years. Fitness concept Steadfast Fitness renewed its lease for 2,948 sf at 10136 Parkglenn Way, Unit C, for six years.

METRO DENVER
Tanner Digby of Digby Commercial Advisors facilitated two industrial deals on the Front Range.

In Arvada, Howl Campfires leased 8,610 sf at 4935 Allison St., Suites 5 and 11, for three years. Digby represented the tenant, and Melissa Sheils of Berkeley Partners represented the landlord, BPAZ Holdings 16. The western suburbbased portable propane fire pit company outgrew its previous warehouse and needed additional space.

In Denver, SI-Phi Holding Company LLC purchased a 2,427-sf industrial condo off Interstate 70, located at 2611 W. 64th Ave., Unit C, from The Steven Vicki Larson Revocable Trust for $586,500. Digby and Joe Dunn of Cresco Properties represented the seller. Brandon Langiewicz of Hoff and Leigh represented the buyer.

DENVER
A Colorado based less-than-truckload freight service company renewed its lease within the Denver Business Center.

Big Sky Trading LLC executed a long-term lease renewal for 6,150 sf at 5301 Peoria St. Nick Steitz of Trevey Commercial Real Estate represented the tenant in the transaction. Ryan Searle of Cushman & Wakefield represented the landlord. The owner is listed as Icon IPC Property Owner Pool 6 West/Southwest LLC on Denver County public records.

The well-located industrial park in the northeast submarket offers access to major transportation corridors, including Interstate 70 and Peña Boulevard, providing connectivity to downtown Denver and Denver International Airport.
