Owner-user J.J. Nanec Holdings LLC purchased the buildings, located at 2891-2901 E. 42nd Ave., from Michael D. Mills and Cheryl Thompson. Russell Gruber of Gruber Commercial Real Estate Inc. facilitated the transaction on behalf of the buyer and seller.
Totaling 8,272 sf, the buildings are situated on an infill site with a fenced, secure yard. The properties include I-A zoning. Built in 1994, the 4,500-sf building at 2891 E. 42nd Ave. features clear span, heavy power, four drivein doors, 17.5-foot clear height, a bathroom, and radiant heat. Built in 1960, the 3,772-sf building at 2901 E. 42nd Ave. features shower and laundry hookups, 1,500 sf of office space, two drive-in doors, 10- to 14-foot clear height and gas-forced heat. The location within an opportunity zone is HUB Zone and Enterprise Zone qualified
