Denver’s Washington Street improvement plan

A 26,136-sf industrial site in the Globeville neighborhood has sold for $2.22 million, or about $85 per sf of land.

Russell Gruber of Gruber Commercial Real Estate Inc. facilitated the transaction on behalf of the seller, which was listed as Poor Boy Irrevocable Trust on Denver County records. The city of Denver, which bought the property, did not have broker representation.

Zoned I-MX-3, the buildings at 4801-4815 Washington St. total 4,506 sf. Both buildings are over a century old, with 4801 Washington St. constructed in 1886 and 4815 Washington St. constructed in 1916, according to Denver County public records.

The property is part of the city of Denver’s Washington Street improvement plan, Gruber said. The city will work to help improve access to the area and clean up the area around the National Western Stock Show Complex, adding sidewalks and bike lanes.

The central redevelopment site is within walking distance to the National Western Complex and the River North Art District. The property offers quick access to Interstates 25 and 70.
