Gruber Commercial Real Estate facilitated several industrial deals.

A bitcoin mining and hosting company leased an industrial building off the intersection of Interstate 70 and Colorado Boulevard.

Compass Mining Inc. leased a 44,780-sf warehouse at 4950 Colorado Blvd. Russell Gruber of Gruber Commercial Real Estate Inc. represented the landlord, Villager Square Center LLC. Elizabeth Morgan and Cody Stambaugh of Pinnacle Real Estate Advisors LLC represented the tenant in the transaction and will market the company’s existing spaces for sublease.

“This free-standing building with easy access to Interstate 70, enclosed outside storage, a larger footprint and heavy power will allow Compass Mining to consolidate multiple locations under one roof,” said Morgan.

Gruber also recently represented Kinney Ventures in the $1.33 million purchase of eight acres zoned I-2 at County Road 8, Lot 2, in Fort Lupton. Larry Cornell of Phill Foster and Co. represented the sellers, Villano Brothers Farm Inc.

In addition, Pinnacle facilitated two industrial sales in Denver in February.

Pinnacle’s Chris Knowlton represented the undisclosed seller of a 125-unit self-storage facility situated on a 34,000-sf lot at 2160-2170 S. Ivanhoe St. in Denver. The property, which included a renovated two-bedroom, one-bathroom house for an on-site manager or rental, sold for $1.45 million.

Pinnacle’s Kristjan Danis represented the undisclosed buyer and seller of a 26,134-sf industrial property at 835 E. 50th Ave., which sold for $2.25 million.
